Tenant Placement or Leasing Fee

The Columbia market standard for tenant placement, finding, screening, and leasing a tenant, is 3/4 month’s rent, charged by property management companies and real estate agents alike.

Real Property Management Midlands charges 75% of the first month’s rent, billed once after move-in, and this covers a full market rent analysis, make-ready coordination, professional photos, advertising, showings, applicant screening, and lease drafting. If your home is already tenant-occupied or you place your own tenant, no placement fee applies.

If your home is already occupied by tenants not placed through Real Property Management Midlands, you find your own tenant, or you hire your own outside agent to place a tenant and you want us to take over with a lease already in place, there is no tenant placement fee charged.

We will place a qualified resident in your rental within 40 days or receive 20% off of the leasing fee!
* Real Property Management Midlands will rent the home within 40 days after the property is vacant, all repairs & cleaning have been completed, all utilities are connected, and carpets have been cleaned. Must agree to the Real Property Management Midlands recommended market rent rate.

Periodic Property Evaluations

Biannual Evaluations (with photos) to ensure your home is properly taken care of.

Eviction Protection Program

If a resident must be evicted, we will pay the cost of removing the resident. Up to a $600 value!

Annual Floor Cleaning Service**

Extend the life of your flooring and help retain quality residents! We will have your flooring professionally cleaned annually.
** Real Property Management Midlands will have all flooring in the home cleaned each time a lease is renewed or every 12 months, whichever occurs sooner.

Marketing Video Tour

Rent your home even more quickly with a customized marketing video tour! This narrated videography includes a thorough walkthrough of the rental accompanied with background music and titles.

Maintenance Management

10% of invoice per occurence to coordinate maintenance. Includes validation of all maintenance issues prior to dispatch. We subcontract a select network professional, licensed vendors. Our preferred vendors provide before & after pictures.
