Tenant Placement or Leasing Fee

This is the fee typically charged for finding tenants, screening potential tenants, and creating the lease. The standard fee for this service in the Columbia market (collected by property management companies, full-service real estate companies, and independent real estate agents or realtors) is equal to the amount of 3/4 month’s rent.

The tenant placement process begins by completing a detailed analysis of your property which we use to determine the maximum market rental rate for your home. We will then assist with any make-ready maintenance work (if necessary), take professional photographs, advertise your property, take calls and answer tenant inquiries, show your property to interested prospects, qualify applicants, draft the lease, set tenant expectations, and complete move-in documentation.

The Real Property Management Midlands tenant placement fee is 75% of the first month’s rent amount, charged one time immediately after a tenant moves in.

If your home is already occupied by tenants not placed through Real Property Management Midlands, you find your own tenant, or you hire your own outside agent to place a tenant and you want us to take over with a lease already in place, there is no tenant placement fee charged.

We will place a qualified resident in your rental within 40 days or receive 20% off of the leasing fee!
* RPM Midlands will rent the home within 40 days after the property is vacant, all repairs & cleaning have been completed, all utilities are connected, and carpets have been cleaned. Must agree to the RPM Midlands recommended market rent rate.

Biannual Evaluations (with photos) to ensure your home is properly taken care of.

Eviction Protection Program

If a resident must be evicted, we will pay the cost of removing the resident. Up to a $600 value!

Annual Floor Cleaning Service**

Extend the life of your flooring and help retain quality residents! We will have your flooring professionally cleaned annually.
** RPM Midlands will have all flooring in the home cleaned each time a lease is renewed or every 12 months, whichever occurs sooner.

Marketing Video Tour

Rent your home even more quickly with a customized marketing video tour! This narrated videography includes a thorough walkthrough of the rental accompanied with background music and titles.

Maintenance Management

Ten percent of invoice per occurence to coordinate maintenance. Includes validation of all maintenance issues prior to dispatch. We subcontract a select network professional, licensed vendors. Our preferred vendors provide before & after pictures.

Tenant Replacement Protection

We don’t want you to experience the stress of having a tenant walk away - leaving you with an empty property, no rent, and the expense of finding a new tenant. If we place a tenant with you and that tenant vacates your property in less than six months, we will place a new qualified tenant at no additional cost.
